From Agricultural Buildings to Luxury Holiday Accommodation

When a local farming family purchased the barns together with the surrounding farmland, they recognised the opportunity to preserve these traditional agricultural buildings while creating luxury holiday accommodation on the North Norfolk coast.

Originally built as steel-framed cow barns, the buildings featured single-skin brick walls, exposed earth floors and basic agricultural roofing. Although structurally sound, they were never intended for residential use and required extensive reconstruction to meet modern Building Regulations and the expectations of contemporary living.

Rather than demolishing the barns, the decision was made to retain the original steel portal frames and external brick shells. This approach preserved the character of the buildings while allowing every internal element to be reconstructed using modern construction methods and materials.

Preparing the Existing Structure

The first stage of the project involved carefully preparing the original steel framework for its new purpose.
