BUILDING IN NORWICH

What to know before building in Norwich

The city and its suburbs come under different councils, so check which applies to you.

Homes inside the city boundary come under Norwich City Council for planning. Suburbs such as Sprowston, Thorpe St Andrew and Hellesdon are in Broadland, and Costessey, Cringleford and Trowse are in South Norfolk. Building Control for all three is provided by CNC Building Control, or a registered building control approver can be used instead.

Norwich has many conservation areas, including much of the historic city centre. In some, such as Heigham Grove, Bracondale, Bishopgate and Calvert Street, Article 4 directions mean even small changes like replacement windows or a small extension need planning permission, so it is worth checking before you plan your project.

  • Check whether your street is in a conservation area or covered by an Article 4 direction.
  • Terraced and semi-detached homes may need a Party Wall agreement with your neighbours.
  • Parking and access for skips and deliveries can be tight on city streets, so we plan this before work starts.
  • We can coordinate your architect and structural engineer if you do not have them yet.
