BUILDING IN SHERINGHAM

What to know before building in Sheringham

Conservatory swaps, the conservation area and the coastal setting.

Sheringham’s planning applications and Building Control are handled by North Norfolk District Council. The older part of the town is a conservation area, and the countryside around Upper Sheringham and Beeston Regis sits within the Norfolk Coast National Landscape (formerly the AONB).

Replacing a conservatory with a solid-roofed extension is one of the most common jobs we are asked about. It usually needs new foundations and a properly insulated roof to meet Building Regulations – the existing conservatory base is rarely good enough to build on.

  • A conservatory replacement can create a room you can actually use in July and January.
  • Many bungalows on the edge of town suit a rear extension or a loft conversion.
  • Matching flint, brick or render makes the new work look like it was always there.
  • Coastal winds mean careful detailing of doors, windows and roof edges.

Lounge Extension, Sheringham

A 20m² extension that replaced an ageing conservatory.

The homeowners’ conservatory was too hot in summer and too cold in winter – not ideal for their piano. Working from the architect’s drawings, we demolished it and built a 20m² lounge extension with steel beams, matching brickwork, render and aluminium bi-fold doors. “He was the only fully transparent contractor with his quotation and organised all the sub contractors seamlessly.” – Bob Sander, 5-star Google review.

USEFUL TO KNOW

Questions from Sheringham homeowners

Straight answers to what people usually ask us first.

Can you replace my conservatory with a proper room?

Yes – this is exactly what we did on our Sheringham lounge extension. It usually needs new foundations and an insulated roof, and we will tell you at the first visit whether any of the existing structure can be kept.

Do I need planning permission to replace a conservatory?

Often not, if the new extension stays within permitted development limits, but it will need Building Regulations approval. In the conservation area or on some properties, permission may be needed.

How long does a conservatory replacement take?

A typical single-storey replacement takes around 10–14 weeks on site, depending on size and specification.

Are you insured and do you guarantee your work?

Yes. We carry £10 million public liability insurance and give a 12-month workmanship guarantee on completed work.
