Most of the area falls under North Norfolk District Council, which handles planning applications and runs its own Building Control service. Inside the Broads, the Broads Authority is the planning authority instead, so it is worth checking which applies to your property before any drawings are started.
Much of the coast lies within the Norfolk Coast National Landscape, and many towns and villages have conservation areas. In both, permitted development rights are more limited and the choice of materials matters more, so work that would not need permission elsewhere may need an application here.
- Brick and flint walls, clay pantiles and lime mortar are common, and new work usually needs to match them.
