LOCAL BUILDERS — WROXHAM & HOVETON, NORFOLK

Builders in Wroxham & Hoveton

Extensions and renovations either side of the river – and we know which council is which.

Wroxham and Hoveton sit either side of the River Bure, and that matters when you build: the two villages come under different councils, and homes near the water are often in the Broads Authority area. We help homeowners across both villages, Horning, Coltishall and the surrounding Broads with extensions, renovations and structural work.

BUILDING IN WROXHAM & HOVETON

What to know before building in Wroxham & Hoveton

Three possible planning authorities – and flood risk near the river.

Wroxham, on the south side of the bridge, is in Broadland District Council, with Building Control from CNC Building Control. Hoveton, on the north side, is in North Norfolk District Council. Homes close to the river, broads and dykes are often within the Broads Authority area, which then handles planning instead.

Riverside and low-lying properties may need a flood risk assessment and raised floor levels. We plan for this early and coordinate the engineer and Building Control so the design works first time.

  • Find out which side of the river – and which authority – your home falls under before drawings start.
  • Riverside plots can have restricted access for deliveries and machinery.
  • Flood risk may affect floor levels, foundations and materials.
  • Many homes here suit a rear extension or loft conversion to add space without moving.

NEAREST COMPLETED PROJECT

Rear Extension, South Walsham

A four-month build a few miles from Wroxham.

This 5.5m × 4m extension created a larger lounge, a home office and a new shower room. Water, electrics and drainage were diverted before the foundations, and a picture-frame steel structure let us remove almost the whole rear wall. Matching brickwork, a warm roof, an electric roof lantern and two sets of French doors finished it off.
