Is It Cheaper to Build Up or Out? Extension Cost Comparisons for Homeowners

Building upwards, extending into the garden and converting a loft solve different space problems. The cheapest option for your home cannot be chosen from a generic price table. Start with the rooms you need, then compare feasible designs using the same specification and a clear total project budget.

Compare the usable space

A ground-floor extension may improve the kitchen, dining area or connection to the garden. An upper-floor addition may create bedrooms or bathrooms. A loft conversion uses roof space but needs a workable stair position and suitable headroom. Compare the finished layout, including circulation space and any rooms altered to make it work.

Ask what the existing structure can support

Adding an upper storey requires assessment of the supporting structure and foundations. Extending outwards also needs site-specific foundation and structural design, particularly where a large opening connects it to the house. A loft conversion needs its own assessment of floors, roof structure and access. None of these options should be priced as though the existing building is already proven suitable.

Compare the work each option creates

  • Groundworks, drainage and access for a ground-floor extension.
  • Structural support, roof alterations and weather protection for an upper-floor addition.
  • Stairs, structural work and changes to existing rooms for a loft conversion.
  • Glazing, heating, electrical work, kitchens or bathrooms and finishes for every option.
  • Professional fees, approvals, VAT treatment, external work and temporary accommodation where relevant.

A lower square-metre rate does not necessarily mean a lower total cost. Ask for the same area measurement and finish level to be used in each comparison. Our square-metre budgeting guide explains the checks.

Check permissions before choosing the design

Some proposals can use permitted development rights, subject to limits and conditions; others require an application or prior approval. The property, location and exact design determine the route. Consider disruption and the garden

Ask how each scheme affects access, the use of existing rooms, daylight, privacy and outdoor space. Establish which services or rooms will be unavailable during the work and whether temporary arrangements are needed. A design that offers more floor area may still be the wrong choice for how you use the house.

Choose using a written comparison

For each feasible option, record the usable rooms, construction scope, exclusions, provisional items and likely disruption. If resale value matters, seek a property-specific valuation; neither building up nor building out guarantees a particular return.
