The Timeless Appeal of Norfolk Homes

Brick-and-Flint Homes: A Signature of Norfolk

A defining feature of traditional Norfolk homes is the use of brick and flint. You’ll see this style across historic cottages, churches, and barns, with walls built to withstand the region’s weather while offering a stunningly unique aesthetic.

At Stellar Construction, we take pride in restoring and building brick-and-flint homes with the highest level of craftsmanship. Whether you’re looking to maintain the historic charm of an older property or incorporate flintwork into a Norfolk new build, we ensure that every detail reflects authenticity and quality.

For homeowners who want to blend tradition with modernity, we can seamlessly integrate flint features into contemporary designs, offering a rustic yet stylish finish that suits Norfolk’s countryside.

Modern Norfolk Homes: Contemporary Yet Rooted in Tradition

While Norfolk’s architectural roots run deep, modern homes are becoming increasingly popular—particularly those that blend seamlessly with their surroundings. Many of our clients are choosing Norfolk new builds that incorporate sustainable materials, large open spaces, and energy-efficient designs, while still respecting the area’s architectural heritage.

Our team of Norfolk house builders specialises in creating modern countryside homes that fit perfectly into rural settings. Whether it’s a timber-clad barn-style house, an eco-friendly new build, or a minimalist, contemporary extension, we focus on high-quality craftsmanship that respects the landscape.

One thing’s for sure—we won’t just drop a steel-and-glass cube in the middle of a historic village! We take the time to design homes that feel right at home in Norfolk.

Extensions and Barn Conversions: Enhancing Norfolk Homes

If you already own a Norfolk home but need more space, an extension or barn conversion is a fantastic way to upgrade your property while maintaining its character.

Popular Extension and Conversion Options:

  • Barn Conversions: Many homeowners are transforming old agricultural buildings into stunning, modern homes while keeping original features like exposed beams and brickwork.
  • Home Extensions: From kitchen extensions to entire second-storey additions, we ensure your Norfolk home extension blends seamlessly with the existing structure.
  • Loft Conversions: A great way to maximise space in a period property, loft conversions can add an extra bedroom, office, or lounge while maintaining traditional charm.

We believe that an extension should feel like a natural part of your home, not an afterthought. That’s why we carefully match materials, styles, and details to create a cohesive, elegant result.

Another Norfolk Home Complete: Extensions & New Builds by Stellar Construction

February 19, 2025by Clive SanhamBuildConstruction0

Another Norfolk home is complete, thanks to the skilled team at Stellar Construction! From stylish extensions to characterful conversions, our craftsmen are ready to bring your dream home to life—just in time for BBQs, family gatherings, and making memories.

Bringing Norfolk Homes to Life—One Brick at a Time

Well, there you have it—another Norfolk home standing proud, ready to host everything from Sunday roasts to summer BBQs. If walls could talk, this one would be asking, “Who’s bringing the sausages?”

At Stellar Construction, we’re not just about bricks, mortar, and making sure your roof doesn’t leak (though we’re pretty good at that, too). We’re about creating homes that fit your life—whether that’s a spacious extension for the in-laws or a cosy loft conversion for some much-needed peace and quiet.

We’ve been around the block (quite literally) when it comes to building in Norfolk. From charming listed cottages in rural villages to modern extensions in bustling market towns, our team knows the local character like the back of their trowel.

A traditional Norfolk home with red brick walls, white window frames, and a tiled roof. The large garden has vibrant green grass, blooming flowers, and well-maintained shrubs. The patio area is equipped with contemporary outdoor seating and a barbecue grill, ideal for summer gatherings. The background showcases a clear blue sky with scattered white clouds, enhancing the scene's charm and warmth.

Why Choose Stellar Construction?

  • Local Expertise: We know Norfolk’s building regulations like we know the best chippies in town. (And trust us, we know a few.)
  • Skilled Craftsmanship: Our team of qualified tradesmen brings skill, precision, and a dash of good humour to every project.
  • Custom Solutions: No two homes—or homeowners—are the same. We tailor every project to suit your needs, whether it’s a snug loft conversion or a full-blown new build.
  • Hassle-Free Process: We’ll handle the planning permission paperwork, so you can focus on the important stuff—like choosing your kitchen tiles.

From Dream to Reality: How We Work

We know that taking on a construction project can feel a bit like herding cats—exciting but slightly overwhelming. That’s why we keep things simple and stress-free:

  1. Free Consultation: It all starts with a friendly chat. We’ll discuss your ideas, offer expert advice, and maybe even share a few design tips.
  2. Planning & Permissions: Need planning permission? No worries—we’ll sort the paperwork so you don’t have to.
  3. Building Begins: Our team gets to work, combining traditional craftsmanship with modern techniques to deliver results that stand the test of time.
  4. Final Touches: From the last lick of paint to the final sweep of the patio, we make sure every detail is spot-on.

And before you know it, you’ll be firing up the BBQ and showing off your new space to the neighbours.

A Norfolk Home Built for Making Memories

The latest home we’ve completed is a prime example of what we do best: blending functionality with character, modern comfort with timeless style. The spacious extension adds room for family gatherings, while the open-plan kitchen and dining area are perfect for everything from morning cuppas to late-night cheese boards.

Outside, the landscaped garden and patio area are ready for summer BBQs and lazy Sunday afternoons—just add a few deck chairs and a cool box full of drinks. And since we know Norfolk weather can be a bit… unpredictable, we’ve made sure the indoor spaces are just as inviting for those drizzly days when the BBQ’s off the cards.

Thinking About Your Own Project?

If you’ve been dreaming of more space—whether it’s a bigger kitchen, an extra bedroom, or a garden room for your newfound love of yoga—we’re here to help. We’ll bring your vision to life with craftsmanship that’s built to last and a service that’s as reliable as a Norfolk sunset over the Broads.

And don’t worry—we’re a down-to-earth bunch. No jargon, no hidden fees, and definitely no builders who disappear halfway through the job. Just honest, high-quality work from a team that takes pride in every brick, beam, and tile.

FAQs

1. How long does a home extension typically take?
Timelines vary depending on the size and complexity of the project, but most extensions take around 8-12 weeks from start to finish. We’ll keep you updated every step of the way.

2. Do I need planning permission for an extension?
Some smaller extensions fall under permitted development rights, meaning you won’t need permission. For larger projects, we can handle the planning application for you.

3. Can you work on listed buildings?
Absolutely! We have extensive experience with listed properties and understand the specific regulations involved. We’ll ensure your project respects the character of your home while adding modern comfort.

4. What areas do you cover?
While most of our work is in Norfolk, we’re happy to take on projects across the UK—just drop us a line, and we’ll see what we can do.

Today’s FAQ: ‘Do You Work in Norwich?’ – Answer: ‘Yes, but Don’t Hold It Against Us!’

February 10, 2025by Clive SanhamBuild0

Do We Work in Norwich? Well, If We Must…

Do You Work in Norwich? Ah, Norwich—the fine city! Home to a beautiful cathedral, a cracking market, and that one-way system that makes grown men weep into their steering wheels. If you’re wondering whether we at Stellar Construction work in Norwich, the answer is a resounding “Yes!” (And we only grumble about it a little).

Truth be told, we love a good Norwich-based project. The city’s got everything: charming period properties, modern developments, and the occasional unexpected archaeological find (because, let’s face it, if you dig anywhere in Norwich, you’ll probably hit a medieval boot or a Roman coin).

So, whether you’re after an extension in Eaton, a conversion in Costessey, or a whole new build in the Golden Triangle, we’re your lot. And no, we won’t hold it against you for living in the city while we battle the traffic on our way in.

Skilled builders in Norwich working on a home extension project with Stellar Construction.
Before & After

What Can We Do for You?

At Stellar Construction, we don’t just turn up with a bag of tools and hope for the best. We specialise in a range of building projects, including:

  • New Builds – Fancy a fresh start? We’ll work with you from foundation to finish, ensuring your dream home becomes a reality.
  • Extensions & Conversions – Need more space? Whether it’s a loft conversion, a kitchen extension, or turning your garage into a home office, we’ll sort it.
  • Listed Buildings – Got a charming old property that needs some TLC? We have the skills (and the patience) to work with heritage buildings and all the red tape that comes with them.

We’re a family-run business with a cracking team of skilled tradesmen, and we work closely with trusted local suppliers. In other words, we know what we’re doing—and we do it well.

Norwich: The City That Keeps Us on Our Toes

Now, working in Norwich does have its challenges. We’ve learned a few things along the way:

  1. Parking is a luxury, not a right – If you see a Stellar Construction van wedged into a space that looks suspiciously small, don’t ask questions.
  2. The roads were clearly designed by someone with a grudge against drivers – We’ve spent more time than we’d like to admit doing unexpected scenic tours of the city, thanks to a wrong turn.
  3. Your neighbour will have an opinion on your project – Guaranteed. Whether they’re peering over the fence with a cup of tea or offering unsolicited advice on brickwork, you’ll hear from them.

But despite the minor grumbles, we genuinely enjoy working in Norwich. The mix of old and new buildings keeps us on our toes, and we love helping homeowners turn their ideas into reality.

Why Choose Stellar Construction?

We know there are plenty of builders out there, so why should you choose us? Well, apart from our sparkling wit and undeniable charm, we offer:

✔ Expert Craftsmanship – Our team is highly skilled in all aspects of construction, from traditional techniques to modern innovations.
✔ Reliable Service – We turn up when we say we will (and that’s saying something in the building trade).
✔ Clear Communication – No jargon, no surprises, just honest advice and updates throughout your project.
✔ Full Insurance Cover – Peace of mind, just in case.

We believe in building not just houses, but relationships with our clients. A good reputation is earned, and we’ve built ours through years of quality work and word-of-mouth recommendations.

Let’s Talk About Your Project (and Yes, Even If It’s in Norwich!)

If you’ve got a building project in Norwich (or anywhere else in Norfolk), get in touch for a free consultation. We’ll chat through your ideas, offer some practical advice, and if planning permission is needed, we can handle that for you too.

Give us a call, drop us an email, or, if you’re feeling particularly modern, send us a message online. We promise not to hold it against you if you’re in Norwich—just don’t ask us to park in the city centre without warning!

FAQs

1. Do you only work in Norwich?
Nope! While we do a lot of work in Norwich, we cover all of Norfolk and beyond. If you’re not sure whether we’ll come to you, just ask!

2. How much does an extension cost?
That depends on the size, materials, and complexity of the job. But we’re happy to provide a free quote after discussing your needs.

3. Do you handle planning permission?
Absolutely. If your project needs planning approval, we can sort out the paperwork and applications on your behalf.

4. Are you insured?
Yes! We’re fully insured, so you can have complete peace of mind when we’re working on your property.

5. Can I see examples of your past work?
Of course! Just ask, and we’ll be happy to show you some of our previous projects.

Home Extensions in Norfolk: Where to Start

February 3, 2025by Lee ChambersBuild0

A successful home extension starts with a clear reason for building. More floor area is useful only when the new layout improves how the whole house works. Before asking for quotations, define the problem you want to solve, the information already available and the decisions that still need professional input.

This guide sets out the practical first steps for planning a home extension in Norfolk, from the initial brief through to a useful construction quotation.

Begin with the way you want to use the home

List what does not work in the current layout. You may need a larger kitchen, another bedroom, a utility room, accessible facilities, better storage or a stronger connection to the garden. Separate essential needs from optional ideas so the designer can test different ways to use the available space.

Consider internal alterations at the same time. Moving a doorway or opening part of an existing wall may make a smaller extension work better than simply adding a large room to the back of the house.

Assess the property and site

The existing building will influence the design and cost. Useful early information can include measured drawings, drainage positions, ground levels, previous alterations, access restrictions and the condition of the structure.

Older houses may contain materials and details that need a different approach from modern construction. If the property is listed, in a conservation area or close to protected features, obtain appropriate planning and conservation advice before the design is fixed.

Develop the design before pricing

A builder can discuss construction ideas at an early stage, but a dependable quotation needs enough detail. The design should explain dimensions, levels, structure, external materials, windows, insulation, drainage and the intended finishes. Structural calculations and details may be needed for openings, steelwork, foundations or unusual roof forms.

Early coordination reduces the risk of pricing one design and attempting to build another. It also helps identify products with longer lead times.

Plan light, movement and the connection to the garden

Large areas of glazing can bring daylight and views, but the position, orientation, overheating risk, privacy and supporting structure all matter. The design should also protect useful daylight within the original house.

Follow everyday routes through the plan. Check the relationship between the kitchen, dining area, entrances, utility space and outside doors. Furniture layouts are a simple way to test whether circulation works before construction begins.

Coordinate structure and services

Extensions often involve more than new walls and a roof. Drainage may need to be diverted, heating altered, electrical capacity reviewed and ventilation designed. A new kitchen or bathroom can concentrate many decisions in one part of the build.

Where load-bearing walls are changed, see our structural alterations service. Structural design, temporary support and the construction sequence should agree before the opening is formed.

Understand permissions

Some home extensions may fall within permitted development rights, while others require a planning application. The position depends on the house, site, previous work and proposed design. The current government guidance for householders is a useful starting point, but obtain project-specific advice before relying on a general rule.

Planning and Building Regulations are separate. GOV.UK explains when Building Regulations approval is required. Other matters, such as the Party Wall etc. Act, sewers, easements or wildlife, may also need consideration depending on the property.

Set a realistic budget

Decide what the available budget must cover. In addition to construction, it may include drawings, surveys, engineering, applications, inspections, kitchens, bathrooms, finishes, landscaping and temporary accommodation. Keep an appropriate allowance for work that cannot be fully understood until the existing building is opened.

Avoid choosing the design solely around a cost per square metre. Access, ground conditions, structure, glazing, specification and the complexity of joining new work to the old house can all change the price.

Compare quotations on the same information

Give each contractor the same drawings and specification. Ask for the quotation to identify the scope, exclusions, assumptions, allowances, payment basis and process for variations. A total price without supporting detail is difficult to compare.

Read our builder’s quotation guide before accepting a proposal.

Plan for living through the work

If the home will remain occupied, discuss access, dust control, temporary services, security and the point at which the kitchen or bathroom may be unavailable. Agree what the homeowner must move and which areas the site team will protect.

The expected duration should be based on the project information and construction sequence. Our home extension timeline guide explains the main stages without promising the same programme for every house.

See a genuine Norfolk extension project

Read the South Walsham house-extension build story and browse some of our completed projects. These show real construction work rather than an invented example.

Discuss your extension

What Good Building Work Looks Like at Every Stage

January 26, 2025by Clive SanhamBuildRepairs0

Good building work is easier to recognise when you know what should happen at each stage. The finished surfaces matter, but the planning, structure, weatherproofing and coordination behind them are just as important.

Stellar Construction manages residential projects across Norfolk, including house extensions, barn conversions, structural alterations, renovations, listed buildings, loft conversions and new homes. This guide explains the practical signs of a well-run project.

1. The scope is clear before work begins

A reliable project starts with a defined scope. Drawings, structural information, the specification and the quotation should describe the work being priced and identify decisions that are still outstanding.

The quotation should explain what is included, what is excluded and where allowances have been used. If a design or material changes, the effect on cost and programme should be agreed before the additional work proceeds. Our builder’s quotation guide explains what homeowners should compare.

2. Site conditions are understood

Existing homes and rural buildings often reveal details that could not be confirmed from drawings alone. Access, drainage, ground conditions, neighbouring structures and the condition of the existing fabric can all affect the sequence of work.

A good team raises these issues early and involves the architect, structural engineer or Building Control provider when their input is required. Assumptions should be checked before they become expensive changes.

3. Structural work follows the approved information

Foundations, load-bearing openings, steelwork, masonry and timber structures must be built in the right order and to the relevant design information. Temporary support and safe sequencing are particularly important when altering an occupied or older property.

Where inspections are required, the work should be ready and accessible at the correct stage. Covering critical details too soon can create avoidable delays and uncertainty.

4. The building is made weather-tight carefully

Roofing, walls, windows, doors, flashings and drainage details protect everything that follows. Junctions between new and existing construction deserve close attention because this is where water, heat loss and cracking problems often begin.

For older and listed buildings, the chosen repair materials must also suit the existing fabric. Modern products are not automatically the right answer for every property.

5. Services and finishes are coordinated

Electrical, plumbing and heating routes need to be agreed before walls and floors are closed. Kitchen layouts, lighting positions, bathroom fittings and joinery details should be checked against how the finished rooms will be used.

Consistent lines, neat junctions and well-prepared surfaces become visible during the finishing stages. Good workmanship also includes protecting completed work while later trades continue around it.

6. Communication remains clear

A homeowner should know who is responsible for decisions and who to contact when a question arises. Meaningful updates should cover progress, choices that are needed, changes and any issue that could affect timing.

Lee Chambers remains directly involved in Stellar Construction projects, providing one accountable point of contact from the initial quotation through to completion.

7. Handover is treated as part of the build

Before completion, the team should review the finished work, resolve outstanding details and provide relevant information about installed products or systems. A clear handover is the final stage of a well-managed project.

See the standard in completed Norfolk projects

Photographs and build stories provide better evidence than general claims. See a completed lounge extension in Sheringham, the structural work behind a South Walsham extension, a large rear extension in East Ruston and three steel-framed barn conversions in Walcott.

How Clear Communication Keeps Building Projects on Track

January 17, 2025by Clive SanhamGeneral Building Advice0

Clear communication is one of the strongest signs that a building project is being managed properly. Homeowners need to know what has been agreed, which decisions are required and who is responsible for the next step.

Stellar Construction is a family-run Norfolk building company. Managing Director Lee Chambers remains directly involved from the first discussion through to completion, giving customers one accountable point of contact throughout the work.

Agree the brief before the quotation

The first conversation should establish what you want to change, how the property is currently used and what information already exists. Drawings, planning decisions, structural calculations, photographs and surveys all help turn an idea into a scope that can be priced.

If key information is missing, that should be identified early. A quotation based on unclear assumptions may look complete but can create disputes when the work begins. Our builder’s quotation guide explains the details homeowners should check.

Make responsibilities clear

Building projects often involve a homeowner, builder, architect or designer, structural engineer, suppliers and Building Control. Everyone needs to understand who is providing each drawing, decision, material and approval.

A single project contact helps prevent messages being lost between several people. It also makes it easier to resolve a question before it affects another trade or stage of work.

Record important decisions

Conversations on site are useful, but decisions that affect cost, appearance or timing should also be recorded in writing. This is particularly important for changes to the specification, layout, finishes or work that was not included in the original quotation.

A short written record can confirm what was chosen, the price effect and whether the programme will change. It gives both the homeowner and the construction team something reliable to refer back to.

Provide useful progress updates

A useful update explains what has been completed, what happens next and whether the customer needs to make a decision. It should also identify any discovery or delay that could affect the planned sequence.

Existing and listed buildings can reveal hidden conditions after work begins. The important point is to explain what has been found, obtain the right professional input where required and agree the practical response before continuing.

Raise questions before work is covered

Some decisions become difficult or expensive to change once walls, ceilings and floors are closed. Positions for lighting, sockets, heating controls, sanitaryware, joinery and kitchen services should be checked at the appropriate stage.

Likewise, structural details and work requiring inspection should be confirmed before they are concealed. Timely questions protect the programme and the finished result.

Keep payment and changes transparent

The payment arrangement should match the agreed quotation and stages of work. Any variation should be explained clearly so the customer understands why the cost has changed and what is being added or removed.

Transparency is more useful than vague reassurance. A homeowner should be able to see the connection between the agreed work, progress on site and the amount being requested.

Finish with a proper handover

Communication remains important at the end of the build. Outstanding details should be recorded and resolved, and the customer should receive relevant information about installed products, controls or maintenance.

A final walkthrough gives both sides the opportunity to review the work together and confirm what remains before the project is closed.

See how this applies to real Norfolk projects

Our completed work includes a structurally complex extension in South Walsham, a lounge extension in Sheringham, a large rear extension in East Ruston and a 19th-century barn conversion in Walcott.

Browse some of our completed projects across Norfolk for photographs and individual build stories.

Discuss your project

To start a useful conversation, send the property location, an outline of the work and any drawings or photographs you already have. Share your project details with Stellar Construction, or call 01692 763300.

Cromer Crabs vs Construction Cranes: Norfolk’s Charm and Stellar Craftsmanship

January 15, 2025by Clive SanhamBarn ConversionBuildingsConstruction0

What’s more fascinating – the grace of a Norfolk crane or the flavour of a Cromer crab? It’s not an easy question, but we’re happy to let you decide while we keep building greatness. At Stellar Construction, we love a good analogy – and what better way to highlight the unique charm of Norfolk than with two of its most iconic symbols: the hardworking construction crane and the beloved Cromer crab?

Norfolk at Its Finest

When people think of Norfolk, two things often spring to mind – its natural beauty and its rich traditions. At Stellar Construction, we aim to reflect both in everything we do. Based in this magnificent corner of the UK, our family-run business has spent years perfecting the art of construction. From listed buildings to modern new builds, we’ve done it all – always with a touch of Norfolk pride.

The Cromer crab? A celebrated delicacy, known for its sweet, tender meat, caught fresh off the Norfolk coast. The construction crane? The backbone of progress, enabling the creation of Norfolk’s newest landmarks. Both represent hard work, tradition, and a sprinkle of magic – much like our approach to building.

Why Choose Stellar Construction?

We’re not just about bricks and mortar; we’re about relationships and trust. Whether it’s a bespoke extension, a stunning conversion, or the careful restoration of a listed building, we bring expertise, craftsmanship, and genuine Norfolk charm to the table. Every project is unique, and so is our approach.

Here’s why Stellar Construction stands out:

  • Tailored Solutions: We work closely with our clients to turn ideas into reality, always respecting your vision and budget.
  • Experienced Team: Our tradesmen and craftsmen are not only skilled but also passionate about delivering excellence.
  • Local Expertise: Most of our work has been in Norfolk, and we understand the region’s architectural quirks and planning requirements inside out.
  • Customer-First Philosophy: We’re proud of our reputation for reliability, timekeeping, and top-notch service.

Norfolk Cranes and Cromer Crabs: Why We Love Both

Norfolk cranes, whether the feathered kind or the towering construction variety, represent strength, grace, and purpose. Cromer crabs, on the other hand, remind us of tradition, quality, and a love of the local. At Stellar Construction, we like to think we embody a little bit of both.

Our projects may not come with claws (thankfully!), but they are built with the same attention to detail that makes Cromer crab so special. And like the crane, our work stands tall – a testament to skill, dedication, and an unshakable foundation.

The Case of the Missing Trowel

January 10, 2025by Clive SanhamGeneral Building Advice0

Missing tools on construction sites. Builders’ tools—essential to every project—sometimes seem to have a life of their own. One minute they’re right there, and the next, gone without a trace. Could it be builder folklore, or are these tools off enjoying a quiet tea break? At Stellar Construction, we’ve had our fair share of laughs (and frustrations) over vanishing trowels, misbehaving hammers, and ladders that seem to grow legs.

In this blog, we’ll take you through some lighthearted moments from construction life, share insights about the trade, and explain why Stellar Construction is your go-to team in Norfolk for new builds, extensions, and conversions. Ready for some builder banter? Let’s dive in!

The Mysterious Vanishing Tools Phenomenon

Every builder knows it: you’re knee-deep in mortar, reach for your trusty trowel, and… it’s gone. There’s no logical explanation, no witnesses. Just a gaping void where the tool once was. Over time, we’ve come up with some theories about these disappearances:

A builder in a high-visibility vest and hard hat scratches their head while looking for a tool on a cluttered construction site. The missing trowel is humorously hidden in plain sight, sticking out of a pile of bricks. The scene includes scaffolding, construction materials, and a partially constructed building under a sunny sky
Where’s my Trowel?
  • Tool Relocation Syndrome: Tools get “borrowed” by co-workers who swear they’ll “just be a second.” Spoiler: they’re gone for hours.
  • The Invisible Tool Fairy: Surely, there’s a mischievous sprite among us. How else do you explain a hammer that reappears in a completely different room?
  • Tea Break Wanderlust: Let’s face it, builders love a tea break, and maybe our tools do too. They’ve earned it!

Do Builders Ever Find Missing Tools?

Most of the time, yes! Tools often show up in the most unexpected places:

  • Inside a pile of rubble (how did it get there?).
  • In the back of a colleague’s van (oops!).
  • Or sometimes, right under your nose.

Life in Construction: A Day in Norfolk

Here in Norfolk, construction is more than just bricks and mortar—it’s a craft, a passion, and sometimes, a comedy of errors. From working on listed buildings to creating modern extensions, the unpredictability of the job keeps us on our toes.

Memorable Moments in Construction

  1. The Phantom Cement Bag: Once, we spent an hour searching for a “missing” bag of cement. Turns out, it had been accidentally used as a makeshift seat.
  2. The Ladder Fiasco: A ladder leaned against a wall “disappeared” mid-project. Someone had borrowed it to pick apples from a nearby tree. (We got the apples as an apology!)
  3. The Time Capsule Trowel: A trowel was found years later in a wall cavity during a refurbishment. It had been left behind by a builder from the 1970s!
