How to Get Planning Permission for Building in North Norfolk: A Step-by-Step Guide

If you are planning an extension, new home or conversion in North Norfolk, first establish which approvals your particular project needs. This checklist follows a planning application from the initial brief through to the checks needed before building starts.
1. Find the right planning authority
Check the property’s location and planning history. North Norfolk District Council handles applications within its planning area; the Broads Authority is the local planning authority within the Broads. Do not rely on the postal town alone.
2. Establish the route for your proposal
Your designer should check whether the work needs a planning application, can use permitted development rights, or needs another route such as prior approval. A lawful development certificate can confirm planning lawfulness where appropriate. Listed building consent and other requirements need separate consideration.
3. Review local policies and seek advice where useful
Check site constraints before spending money on detailed proposals. Pre-application advice can help identify issues, although it does not guarantee permission. Start with North Norfolk’s planning services or the relevant authority for your site.
4. Prepare the required documents
Agree responsibility for the application form, ownership certificates, location plan and drawings. Additional reports depend on the proposal and the authority’s validation requirements. A Design and Access Statement is required for some applications, not every project. Check the government’s application guidance and the authority’s current checklist.
5. Submit and track the application
Supply the applicable fee and respond promptly if information is missing. Validation and determination are different stages: do not assume the decision period begins simply when you first upload documents. Allow for consultation and any necessary revisions.
6. Read the decision carefully

If permission is granted, read the approved drawings, conditions and time limits with your adviser. If refused, review the reasons and options before deciding whether to revise the proposal or appeal.
7. Complete the checks before building
A planning approval does not by itself mean all work can start immediately. Deal with relevant pre-commencement conditions, the building regulations process and any other necessary permissions. Give the builder the agreed drawings and specification so the quotation reflects the intended work.
